We understand that everyone is different and everyone’s income setup or outgoings are never the same. There are many facts, figures and circumstances to consider which is why we extract every detail we need in order to pair you with the best possible outcome.
It’s a minefield of information out there with the process remaining exactly the same throughout, yet you always hear lots of different opinions.
The purchase process remains very simple but it’s the gaps in between these main steps where we’re really here to help:
Step 1: Once you’re in a position to purchase a property or even if you’re in the very early stages and want to find out more; then get in touch with us and we can confirm your budget. We’ll send over a Mortgage in Principle and you’ll be ready to make an offer on a property.
Step 2: When your offer has been accepted, we’ll need to confirm a few more details and we’ll talk everything through in terms of what will suit you best then we can get to work on finding the best available deal for you.
Step 3: We’ll report back with the full details of the best mortgage for you, go through everything with you and answer any questions you have. We’ll then send over the paperwork for your reference and we can talk through the next few steps.
Step 4: When you’re ready to apply, we’ll collect the few bits needed from you (proof of income, bank statements, etc) and upload the full application to the lender. Once you pass the credit check, the valuation will be booked in and the underwriting can begin. This is also a good time to instruct the Solicitors to begin their work and go through your protection options.
Step 5: If the lenders have any questions or require any other documents, we’ll be in touch with you, but assuming they do not and the valuation comes back OK (link to valuation article), then the offer will be issued. A copy is sent to us (which we’ll check over and forward on to you) and your Solicitors. From here, make sure to check it over and get in touch with any questions. Otherwise it’s over to your Solicitor to get you exchanged and then completed so you can pick up the keys!
There’s a lot of info out there but buying a property involves the same process. However, because it’s a very detailed process and there are lots of bits to consider, it’s important that your broker has the experience and knowledge to handle everything.
